The architectural restoration, renovation, and repurposing of Palazzo Caravita di Sirignano aims to transform this prestigious 17th-century residence into an exclusive 5-star luxury hotel through high-quality architectural, construction, and structural solutions. The project involves a conservative restoration that enhances the building’s original elements while integrating cutting-edge construction solutions to ensure maximum comfort and functionality.
From a structural perspective, consolidation and seismic improvement measures have been implemented to preserve the historical integrity of the building. Additionally, the property will achieve LEED Gold ID+C Interior and Construction, Hospitality certification, attesting to its high standards of sustainability and energy efficiency.
Restoration and Redevelopment of Palazzo Caravita di Sirignano
Interprogetti is currently engaged (Architectural designer, coordination, project management, and construction supervision) in the restoration and transformation of Palazzo Caravita di Sirignano, a historic residence overlooking the Riviera di Chiaia in Naples. Originally built in the 17th century, the building has undergone several transformations, eventually becoming a princely residence in the late 19th century.
With the project, designed by Studio Bonan for the interior design, the palace will be enhanced through a change of use, transforming it into a high-end hospitality venue to promote the city's tourism development while preserving its original structure almost entirely. The project will convert the palace into a luxury hotel, preserving its original structure and decorative elements. The intervention will maintain the architectural and landscape value of the property while incorporating 42 rooms, including exclusive suites.
Common areas will include restaurants, a gym, a fitness area, and a panoramic terrace. The 2,800 sqm historic garden will be enhanced, and access will be through Via del Rione Sirignano.
Palazzo Sirignano is subject to monumental, landscape, and urban planning constraints, regulated by the Cultural Heritage Code and municipal regulations. The project complies with all conservation requirements, ensuring a balance between preservation and new functionality.
Structural Solutions and Redevelopment
The redevelopment of Palazzo Caravita di Sirignano was designed to enhance seismic safety through targeted, minimally invasive solutions. A thorough historical and structural analysis allowed the achievement of the highest LC3 knowledge level, enabling precise identification of weaknesses and optimization of interventions.
The load-bearing structure, made of tuff masonry with mixed-flooring systems, has been reinforced with steel lintels, metal frames, crack stitching, and joint repointing to strengthen walls and intersections. To reduce seismic mass, lightweight screeds, drywall partitions, and new steel floors with reinforced concrete slabs have been introduced.
Additional interventions include new metal staircases and elevators. Structural assessments, including 3D modeling and seismic simulations (pushover analysis), have confirmed a significant improvement in safety. The seismic vulnerability coefficient (ζE) increased from 0.27 to 0.43, ensuring greater structural stability and full compliance with NTC18 regulations.
